Such services may include procurement of a thoroughly screened and qualified tenant, inspection of property condition upon each move-in and move-out, periodic evaluations of needed maintenance, collection of rent and security deposits, advertising, hiring third party contractors for necessary repairs, and implementing eviction if necessary. Other services may include payment of utilities, invoicing tenants for reimbursement, and payment of association fees on behalf of the Landlord. Each month Landlords receive a report showing income and expenses incurred in the previous month. At year end, we handle the 1099 prep and provide a yearly statement and copies of all invoices to our Landlords.

For a tenant placement fee, we will advertise and show your property as if it were our own. Tenants follow the very same application process and background checks as we provide in our regular management services. We will also handle the preparation of the lease.

Other services that may be property specific that are included in this program are payment of utilities, and payment of local and VA state lodging taxes on behalf of the Landlord. Each month Landlords receive a report on income and expenses incurred in the previous month along with copies of invoices. We provide a yearly statement and copies of all invoices and 1099 prep.
